How Long Does Concrete Sealant Last?
Concrete sealers can enhance the appearance of and extend the life of concrete. But are they worth it? While we believe the answer to that question is a resounding “Yes!”, there are many factors to consider when deciding if you should seal your concrete and what type of sealer you should use. One of the biggest considerations is how long the sealer will last.
Unfortunately, there are many variables that must be considered when answering this question, so there is no one length of time that applies to all sealers. The lifespan of a particular sealer depends on the type and quality of sealer used, the conditions both of the concrete and the environment at the time of application, and the way in which the sealer is applied.
The type of sealer used has a drastic effect on how long the sealer lasts. Acrylic sealers have the shortest life span at only 1 to 5 years. Epoxy and urethane sealers will last for 5 to 10 years before their top coat must be reapplied. Some penetrating silicate sealers will last as long as the concrete lasts - because of their unique chemical bond with the concrete, they become a part of the concrete and can only be removed by removing the concrete. Each of these sealers comes in a range of qualities, and higher quality sealers (generally those with a higher percentage of solids) will last much longer than low quality sealers.
When and where the sealer is applied also affects how long it lasts. Sealers should be applied in dry conditions, but not when the concrete is too hot. For outside applications, late afternoon or evening is generally the best time to apply sealer. Do not apply sealers just before or just after rain or snow. If the slab is already cracked or damaged, repair and fill these imperfections as much as possible so that the sealer has the best possible surface to bond with. The concrete should also be properly prepared, according to the manufacturer’s instructions for the sealer you choose.
Using the proper application method for a sealer can also extend its life. Some sealers should be applied with a sprayer to ensure uniform coverage, while some are best applied with a paint roller so that each layer is the proper thickness. Always use the recommended number of coats of sealer - too few coats will keep the sealer from functioning properly or for as long. Using the correct sealer for your concrete will also extend the sealer’s life - penetrating sealers especially must be matched to the density of your concrete for best results.
The lifespan of a sealer is determined by many things, but just like any other product you use, you will get the best results from a high quality product that is properly applied. With the correct sealer and a careful application, your concrete will be safe from the elements for a decade (or more!).
